Which buyers does ACproperty reach?

Two audiences:

  • Local Chinese buyers in Australia — about 60% of our traffic. They understand the market and they’re ready to buy.
  • International buyers — about 40%, reached through Fang.com and our 50+ partner portals. Many are connected to family here: locals search, then share with relatives in China.

Do Chinese buyers use the big Australian portals?

Some do — but usually at the end of their search.

Chinese buyers start in their own environment: WeChat, friends and family, Chinese-language portals. By the time they open realestate.com.au or Domain, it’s often just to verify a property they’ve already shortlisted.

You want to be at the beginning of that search. That means Chinese portals and WeChat.

How do enquiries reach the agent?
  • Dashboard — log in to see every enquiry and where each property is published. Share it with your vendors.
  • WeChat — have an account? Add it, and buyers can reach you there.
  • Email — otherwise, enquiries land straight in your inbox.
How many enquiries should we expect?

It varies — honestly. Some properties get ten enquiries a week. Others get none. It comes down to the property itself — type, price, location, and whether it’s what buyers are looking for right now.

What we do know: the longer you’re in front of Chinese buyers, the more enquiries you get — and the bigger the Chinese buyer database you build.

This is a long-term strategy, not a quick win.

Can foreign buyers still buy Australian property?

Yes — with approval and conditions. Overseas buyers are generally limited to new and off-the-plan property, and need approval first. The official rules: foreigninvestment.gov.au.

Worth knowing: buyers who enquire usually understand the rules already. Many are partway through a visa, or have family in Australia who can buy. An enquiry usually means there’s a path to purchase.

Are listings translated by people or automatically?

Both, in stages:

  • Machine translation first, enhanced by our own tool so listings read naturally in Chinese.
  • Then our editorial team reviews listings to make sure the translation is right.
Does every portal display every listing?

Most of the time, yes. We don’t control the third-party portals, so occasionally a technical issue holds a listing back. When it happens, we fix it as fast as we can.

Your dashboard always shows where each listing is live.

How does cancellation work?

The subscription runs on a six-month minimum term. After that, cancel anytime with one month’s notice.

Can our agency have its own WeChat presence?

Yes. We set up and manage a verified WeChat Official Account for your agency, under your agency’s own name.

How is ACproperty different from Juwai?

A property that’s never put in front of Chinese buyers will never be bought by one. And Chinese buyers no longer stick to the expected suburbs — they’re looking further every year.

What happens after a buyer submits an enquiry?

Reply through the dashboard — automatic translation is built in — or simply call or email.

Language is rarely a problem. Enquiring buyers almost always have someone who speaks English with them: family, a friend, their lawyer. Write in English and they’ll understand. Calls can be prearranged.

What is the top Chinese real estate website in Australia?

ACproperty.com.au. It is Australia’s largest Chinese-language property portal, running for more than 15 years.

Fang.com.au and Juwai also reach Chinese-speaking buyers. The practical difference is where a listing goes next: on ACproperty it also publishes to Fang.com in China and to 50+ international portals.

Three names come up most often:

How do top real estate portals support agent-to-agent communication?

Mostly they don’t — and that’s by design. Portals are built to connect a listing to a buyer, not an agent to another agent. Agent-to-agent contact happens through CRMs, referral networks and franchise groups instead.

The same national platforms lead in Melbourne — realestate.com.au and Domain — but Melbourne has the country’s largest Chinese-speaking buyer population, which changes the second half of the answer.

What are the advantages of using Australian property portals over traditional real estate agents?

It’s the wrong comparison, and worth saying so. A portal is where a property is advertised; an agent is who prices it, negotiates it and gets it to settlement. Nearly every listing on a portal was put there by an agent.

The real choice a seller makes is which agent — and part of that is which marketing plan they bring: the domestic portals, and whether international and Chinese-language channels are included.
